Lake Lanier homes in Dawson CountyLakefront is not the same as a dock
The land at the water’s edge on Lake Lanier belongs to the U.S. Army Corps of Engineers, and docks are governed by federal rules for Corps lakes:
- Private docks are allowed only on shoreline the Corps designates Limited Development. Protected shoreline gets no dock permits.
- A shoreline use permit, including a dock permit, cannot be transferred. It becomes void when the dock is sold.
- The new owner must apply for their own permit within 14 days or remove the dock within 30.
- No new enclosed boathouses, and no living on a dock.
So for any lake listing, ask for the current permit, confirm the shoreline designation in front of the lot, and put the 14-day application on your closing calendar.
