Lake Lanier homes in Dawson County: docks, parks and the Corps line

The short answer

Dawson County’s Lake Lanier shore runs east of GA 400 and off Hwy 53 East, with four county-run parks. Lakefront does not guarantee a dock: the Corps allows private docks only on Limited Development shoreline, dock permits do not transfer with the house, and a new owner must apply for their own within 14 days of the sale.

Lakefront is not the same as a dock

The land at the water’s edge on Lake Lanier belongs to the U.S. Army Corps of Engineers, and docks are governed by federal rules for Corps lakes:

Cross-section of a Lake Lanier shoreline: the private lot ends at the government property line; the strip between that line and the water belongs to the Corps of Engineers, and a permitted dock sits on Corps-managed water. Your lot Corps land Government property line Lake
Federal rules say a private shoreline use permit conveys no real estate rights or exclusive use. The public's right to access and use the permit area must be kept. Source: 36 CFR 327.30, checked Oct 19, 2026

So for any lake listing, ask for the current permit, confirm the shoreline designation in front of the lot, and put the 14-day application on your closing calendar.
