How Georgia property tax works here
- Property is assessed at 40 percent of fair market value, and one mill is $1 of tax for every $1,000 of assessed value.
- For 2025 the Georgia Department of Revenue lists 5.463 mills for the county, 10.800 for schools, 0.000 for the City of Dawsonville and 0.000 for the state, 16.263 mills in all.
- The county adopted its 5.463 mills on September 11, 2025, and the rate is the same inside and outside the city. It is a gross 9.454 mills reduced by a sales-tax rollback of 3.991 mills.
- The state stopped levying property tax in 2016.
Exemptions
The standard homestead exemption takes $2,000 off the assessed value for county and school taxes. You must own and live in the home on January 1 to get it for that year. Dawson County takes applications year-round but they must be in by April 1, in person. Georgia now lets owners file later, up to the end of the appeal window, but confirm that with the county first.
Long-time owners 65 and older may qualify for school-tax senior exemptions created by a 2024 state act; they depend on age, years in the home and acreage, so ask the Tax Assessor (706-344-3590).
The floating homestead (HB 581)
Dawson County Schools explains HB 581 as a cap on yearly increases in a homestead’s taxable value that resets when the home is sold. The county described 2025 as the first year it was in effect, and a 2026 state law applies it to every jurisdiction from 2027. For a buyer the point is simple: your first bill starts from the new value, not the seller’s.
What the estimate leaves out
The county’s own online estimator on qPublic warns that current-year rates may not be set yet; the same is true here. For 2026 both the county and the schools tentatively adopted the same rates. Your bill comes from the Tax Commissioner, and you have 45 days to appeal a new valuation.
