What a home here is worth, by the only neutral number
The Census Bureau’s American Community Survey puts the median value of owner-occupied homes in Dawson County at $406,700 (2020 to 2024 estimates). That is what owners say their homes are worth, not a sale price, and it lags the market. About 78.7 percent of occupied homes are owner-occupied. For current asking and sold prices, ask an agent for the MLS figures for the exact area and type of home.
Three questions to answer for every listing
- City or county? The Dawsonville ZIP code covers about 86 percent of the county’s land. The city-limits page shows how to check.
- Sewer or septic, city water or well? Two public water and sewer providers serve parts of the county: the Etowah Water & Sewer Authority and the City of Dawsonville. Many rural homes have septic.
- What will the tax be at your price? The estimator uses the 2025 rates and shows its arithmetic.
