Dawson County homestead: April 1, in person, and what HB 581 means for buyers

The short answer

In Dawson County you must own and live in your home on January 1 and file for homestead by April 1, in person at the Tax Assessor. The standard exemption takes $2,000 off the assessed value. Georgia’s floating homestead (HB 581) caps yearly increases in taxable value, but the cap resets on sale, so a buyer starts from the new value.

Homestead is the one tax form every new owner should file. In Dawson County it has two dates and one rule about how you file.

January 1 and April 1

Georgia DOR says you must own and live in the home on January 1 to get the exemption for that tax year. Dawson County takes applications year-round, but they must be in by April 1 and made in person at the Tax Assessor, 25 Justice Way, Suite 1201 (706-344-3590). Close in December and live there on January 1, and you file by April 1 for the new year; close in February and your first homestead year is the following one.

What it is worth

The standard exemption takes $2,000 off the assessed value for county and school taxes. At 16.263 mills that is about $33 a year. The bigger effect is what comes with being a homestead.

HB 581, the floating homestead

Dawson County Schools describes HB 581 as a cap that limits yearly increases in a homestead’s taxable value to inflation, resetting when a home is sold. The county called 2025 the first year it was in effect, and from 2027 it applies to every jurisdiction in Georgia. For buyers: budget on the new value, not the seller’s bill.

Seniors

A 2024 act created school-tax senior exemptions for long-time owners aged 65 to 74 and 75 and older, with conditions on years in the home and acreage. Ask the Tax Assessor which apply.
